Funding the works phase before refinance or sale

Refurbishment bridging is a short-term loan that funds both the purchase (or capital release) and the works on a property. It is repaid when the property is refinanced onto a long-term mortgage or sold after the works complete.

Light refurbishment covers cosmetic updates — kitchens, bathrooms, decorating, flooring — that do not require planning permission or building regulations. Heavy refurbishment covers structural work, extensions, loft conversions, basement conversions, change-of-use and projects requiring building regulations.

Loans range from £25,000 to £25,000,000, with maximum 75% LTV on first charge against the as-is value, and some lenders advancing additional funds against the post-works valuation. Both regulated and unregulated cases are considered.
